House Rules

HOUSE RULES:

- No open fires, propane fire okay! Propane and propane fire pit provided 😊 Open fires may result in $5000 fine by county, please respect the fire restrictions of the county.
- No smoking inside or outside, this is an hoa rule and may impose a fine. Illicit drugs will result in $1000 fine.
- pets are allowed on a case by case basis, please inquire
- No events, parties, or large gatherings that exceed max guests of 16.
- No off-road vehicles allowed to be driven around the development (HOA rule) - NO RVs (hoa rule)
- The maximum occupancy is 16 guests in accordance with AZ state law.
- please be aware of noise level past 10 pm.
- Must be at least 25 years old to book.

The space
There are four bedrooms. The master family suite has a king bed and bunk bed with full size mattresses and a pullout twin trundle. There is another downstairs bedroom with a king size bed. There are two bedrooms upstairs. One bedroom has a king bed and the other is a play area with 2 triple bunk beds (full size mattresses and pullout twin trundle). There are 2 locked owners closets in the master bedroom, and a hidden stairwell is locked for safety reasons (it is unnecessary). The garage is a game room, it’s detached and should be unlocked, it is not heated or cooled but available for use year round. There are outdoor security cameras for your safety.the decorations and or furniture may not be as pictured.
Additional notes
Please inquire about pets. It is a case by case basis that we allow pets due to allergies. Also please note refunds will not be issued should a bug or fritter be discovered. That’s the mountains for ya! Luckily we have no had a single encounter thus far.

Please note that there are two air conditioning, heating units and the master bedroom unit controls the upstairs.

This cabin sleeps 16, so a lot of people have come and gone. That means that as hard as we try to quality control there may be kitchen items that go missing, small kitchen appliances that break without us knowing, missing ingredients, etc. If an item you expect to be stocked is missing, let me know and I will send it to you, but no refunds will be given.

The game room is not heated in the winter, but is available for your use. We like to bundle up and go out during the day and have a great time!
